20% to 30% cheaper when booking directly

If you book on Booking.com, the room rate is 20% more expensive; on Hotels.com and Expedia, it is 30% more expensive. The difference = the commissions on overnight stays that we have to pay them.

The terms and conditions of sale of PATIO & COTTAGE DE SOPHIE take precedence over the terms and conditions of sale of booking centres.

The STANDARD rate is offered for all stays of 1 to 2 people per room per night. It includes accommodation only and does not include any extras (breakfast, drinks, meals, garage, etc.).

The BUSINESS 1 PERSON rate, including breakfast, is offered for stays of 1 person per room on business trips, and is only valid during low and mid season, from Sunday to Thursday inclusive. Proof of business travel may be requested.

Public holidays and weekends during high season are subject to a €10 per room per day surcharge due to higher labour costs.

Any arrivals outside of opening hours (late or early) will be charged at €15 including VAT due to the overtime imposed on our staff and/or changes to our internal organisation.
DEPOSIT PAYMENT FOR ALL HOLIDAY BOOKINGS

The deposit is 30% of the total cost of the stay. It does not include extras (breakfast, drinks, meals, parking, etc.) or tourist tax. Only this procedure guarantees you a room with us for the requested period.

The remaining 70% is payable during your stay. It will be automatically charged for any late cancellations/changes, as well as in the event of a no-show or early departure. Any stay that has begun (check-in at reception) is payable in full.

If the deposit is not received within 5 days of the booking being made by LES PATIO & COTTAGE DE SOPHIE, the booking cannot be maintained and/or guaranteed.

Remaining balance: credit card, bank transfer, cheque or cash (€200 and €500 notes not accepted).

ANCV holiday vouchers accepted with a commission equivalent to 10% of the total amount paid in CV.

CANCELLATION AND REFUND POLICY

Up to 2 rooms and 2 nights :
-
Cancellation is possible if made at least 5 days before the arrival date.
-
The deposit will then be refunded with a systematic deduction of €10 per room per day to cover the costs of processing the booking and its cancellation.

If it is a public holiday, the deduction will be €30 including VAT.
-
Any stay not cancelled within 5 days prior to arrival will be charged in full, as will any stay that has begun (check-in at reception) but has been cut short.

The deposit (minus the fee) will be refunded within 30 days of the scheduled date of stay.

For more than 2 rooms and 2 nights and/or group stays :

Cancellation is possible if made at least 14 days before the date of arrival.

In this case, and only in this case, the deposit will be refunded with the same deductions (€10 incl. VAT/room/day, or €30 incl. VAT if it is a public holiday).

The deposit is 100% of the total number of nights booked.

It does not include extras (breakfast, drinks, meals, garage, etc.) or tourist tax.

Cancellation is possible but non-refundable.

COMMON TERMS AND CONDITIONS FOR THE PATIO & COTTAGE
-
No smoking : non-smoking establishment (customer safety).
-
No pets : pets not allowed (hygiene and allergies).
-
No obligations : the 3*** rating awarded by the official body ATOUT FRANCE exempts LES PATIO & COTTAGE DE SOPHIE from providing reception services for more than 12 hours a day, luggage assistance, a lift and air conditioning, most of which are criteria reserved for 4**** hotels. However, we do our utmost to satisfy you as best we can.

Limited number of guests : LES PATIO & COTTAGE DE SOPHIE are small 5th category hotels with limited accommodation capacity (fire safety standards). The management may therefore refuse to accommodate young children who would be sleeping in their parents' room if this would increase the occupancy beyond the authorised number of guests and/or refuse parents who have booked a room for 2 and arrive as a group of 3 (this is unfortunately a frequent occurrence). Similarly, it may have to charge a supplement of at least 50% of the room rate if parents with children insist on sleeping ‘together’ in the same room. Of course, it is still possible to book two connecting rooms so that children can sleep safely close to their parents.

Damage, theft, loss : LES PATIO & COTTAGE DE SOPHIE reserves the right to charge for the replacement of linen when it has indelible stains following the stay (duvet cover €30 excl. VAT, fitted sheet €14 excl. VAT, pillowcase €5 excl. VAT, mattress protector €14 excl. VAT, towel €10 excl. VAT). Loss of room and/or garage key: €90 excl. VAT. Room catalogue taken: €15 excl. VAT. The same applies to any damage and/or theft of equipment and/or decorative items, the cost of which is yet to be determined.

Bulky luggage : where possible, we will help you carry your luggage, particularly at the entrance and inside the hotel. However, we are a predominantly female team and the Labour Code (AFNOR standards) requires us not to repeatedly carry loads weighing more than 25 kg. We have noticed that luggage is becoming increasingly bulky and heavy. We therefore ask for your understanding that we cannot always help you as much as we would like to.

Room changes : LES PATIO & COTTAGE DE SOPHIE reserve the right to change a guest's room without compensation if business requirements dictate, particularly if this allows us to take a booking that would not otherwise have been possible.

Inability to clean the room : rooms are cleaned between 10 a.m. and 2 p.m. Our hotel staff cannot be blamed or held responsible for any inability to clean the room during these hours due to the guest's schedule. However, if it is necessary for staff to stay beyond these hours, a charge of €30 including VAT will be applied.

Refusal of access : in the event of behaviour that poses a risk to the establishment, its staff and its guests, LES PATIO & COTTAGE DE SOPHIE reserves the right to refuse access to any person likely to disrupt its smooth running (alcohol consumption, vulgarity, threats, disrespect, insults, suspicious behaviour, illness/epidemic risk, etc.).
SPECIFIC CONDITIONS FOR THE PATIO

Reduced mobility : the PATIO rooms are located on the 1st and 2nd floors from the reception area or the Patio. Unfortunately, due to the age of the building and its staircases, we are unable to accommodate guests with reduced mobility. As such, due to its small capacity and architecture, the establishment is not considered a public building and therefore has no legal obligation to provide specific facilities (rooms for people with reduced mobility, adaptations for all disabilities, lift, etc.).

Elderly people or people with reduced mobility : although the staircases are wide and comfortable, with handrails on both sides, for people with some difficulty, we recommend the OLIVIER or POMMIER rooms on the first floor after the reception area. We do not recommend the CITADELLE and DURANCE rooms, which are the highest and the only ones accessible by a narrower staircase.
SPECIFIC CONDITIONS FOR THE COTTAGE

Children admitted > 7 years old : for reasons of safety and peace and quiet, children are only admitted to COTTAGE DE SOPHIE from the age of 7.

Any child or teenager (or even adult) who does not respect the peace and quiet of the premises may be refused access to the common areas (swimming pool, outdoor areas, lounges, kitchen, etc.).

Swimming pool : the swimming pool is a semi-inground pool measuring 12m by 4m. Its maximum depth is 1.40m. Its maintenance and filtration equipment complies with ARS standards, even though the hotel is not a public building. The swimming pool is equipped with a roller shutter that is closed every evening from 9 p.m. and reopened around 8 a.m. Outside these hours, the swimming pool and swimming are under the sole responsibility and supervision of hotel guests. Le COTTAGE DE SOPHIE declines all responsibility in this regard. Any equipment damaged by the guest, whether it be the swimming pool, maintenance tools or sun loungers made available to them, will be charged to them.

Pool towels : for your comfort, one bath towel per person is provided upon arrival. For environmental and sustainability reasons, towels are only changed every two days.

Breakfast and evening meal : although breakfast is always available and served every morning from 8.30am to 10.30am during the season, LE COTTAGE DE SOPHIE cannot guarantee a regular catering service. Evening meals are optional, depending on bookings and staff availability.

Reduced mobility : the rooms are located on the ground floor and first floor. Due to its small capacity, the establishment is not considered a public building and therefore has no legal obligation to provide specific equipment (rooms for people with reduced mobility, adaptations for all disabilities, lift, etc.). For people with mobility issues, we recommend the MISON room on the ground floor near the reception.
WARNING

Given the numerous no-shows (reservations made without the guest arriving or cancelling), which have been detrimental to our establishments, we are unfortunately obliged to move from a policy of virtually no deposit to one of greater vigilance.

The same applies to the increasingly frequent arrivals outside opening hours, often without prior notice, which impose significant additional staff costs. This waiting time is now chargeable.

The same applies to breakfasts that are booked but not eaten (food waste), or private parking spaces that are booked in advance but not used (to the detriment of other customers who may have needed them).

In general, a customer who is rude or disrespectful to our staff may be refused access to our services, as may any customer who has made a reservation with an invalid credit card and/or incomplete information.

Finally, any comment left on the internet that we consider to be false, unfounded or defamatory may be subject to legal action, particularly if it is left on a partner site that refuses our right of reply (unfortunately, this is often the case on Booking.com). This type of comment is increasingly damaging to the profession and, above all, to the staff who do their utmost to offer the best possible stay. Fortunately, they represent only 1.8% of guests, but they are particularly traumatic.
